Pricing & Lease Terms
- What is the monthly rent for each floor plan? Aspen - 1 Bed/1 bath - 725 sqft - ($1049 rent). Birch - 2 Bed/1 Bath - 870 sqft - $1331.00/mo. Cedar - 2 Bed/2 Bath - 960sqft - ($1275rent)
- What utilities are included in the rent? None.
- Are there any current move-in specials or promotions? Always ask our office staff if we are running any current specials.
- How much is the security deposit? The security deposit is one month's rent or 1.5 times the monthly rent, depending on credit screening.
- Are short-term leases available? There are no short-term leases.
- Are there extra fees (trash, water, pest control, admin fees)? Yes, the WIFI fee is $78, trash and pest control is $16, the admin fee is $150, and there is a $50 application fee. The tenant is also responsible for water/sewage usually ranging anywhere from $30-$50.
- Do rents change depending on lease length? We only offer 12 month leases. The price of a lease changes depending on the market rate, not the lease length.

- Is parking free or assigned? Parking is free. There is no fee.
- Are there garages or covered parking? We do not have garages nor covered parking.
- Is there a playground or dog park? We have are large grassy areas.
- Are there laundry facilities on-site? Yes, we have washers and dryers installed in each unit.
- Is the community gated or secured? The community is secure but not gated.
Pet Policy
- Are pets allowed? Yes, we do allow pets.
- Is there a weight limit or breed restrictions? Pit Bull, Bull Dog, Bull Terrier, Stedfordshire Terrier or any mixed breed dog containing genetic components that result in the appearance and characteristics of these breeds, requires a special license.
- What are the pet fees or monthly pet rent? The pet registration fee is $300 and the pet rent is $35 per month.
- How many pets can I have? The pet limit is 2 per unit.

- Is the community close to highways or public transportation? Yes, the apartment complex is located 2 minutes from Highway 270 and N Lindbergh, and it is close to public transportation.
- What schools are nearby? The nearby schools are Hazelwood West High School, Hazelwood West Middle School, Armstrong Elementary, McNair Elementary, and Garrett Elementary. They are located less than 3 miles from our apartment complex.
- Are grocery stores and restaurants close by? A Schnucks and a Walmart Supercenter are both located less than 10 minutes away from the community.
- Is the neighborhood quiet and safe? Yes, the neighborhood is quiet and safe.
- How far is it from downtown St. Louis? Downtown St. Louis is about a 25-minute drive from our community.
Application & Move-In Process
- What are the income requirements? Each resident must earn at least 2.5 times the rent.
- What documents are required to apply? When applying, you must provide three pay stubs or bank statements and a copy of your ID.
- How long does approval take? The approval process takes 24-48 business hours.
- Can I apply online? Yes, you must apply online. We do not accept paper applications.

- Is maintenance available 24/7? Yes, we have maintenance available 24/7.
- Is there an online portal for payments and service requests? Yes, you can make payments and service requests online.
- How often are apartments inspected? Our apartments are inspected before each move-in. Also, we conduct pest control inspections every 2 weeks.
